Alaska buyers hear the phrases frost heave, freeze-thaw movement, and permafrost settlement used almost interchangeably. They are not the same thing, and seeing a crack or a sticking door does not automatically mean a house has a foundation problem.

A better approach is to look for a pattern: how the site handles water, what type of foundation is present, where movement appears, whether multiple components point in the same direction, and whether the condition looks seasonal, stable, or progressive. That is the context a home inspection can help build.

How frost heave happens

Frost heave needs three ingredients: soil that is susceptible to frost action, enough water to feed freezing in that soil, and temperatures cold enough for the ground to freeze. As moisture migrates toward the freezing zone and forms ice lenses, the soil can expand upward. When it thaws, bearing conditions can change again.

That movement can be uniform, where everything rises and falls together, or differential, where one portion moves more than another. Differential movement is what tends to leave the visible clues buyers notice: a racked doorway, a crack that opens at one end, a porch that no longer lines up with the house, or a slab that has lifted at one corner.

When movement is significant, displaced, widespread, apparently active, or tied to a complex site condition, a structural engineer or geotechnical professional may be the right next step. The purpose is not to turn every crack into an engineering project; it is to escalate the cases where the visible evidence justifies it.
