Seward gets somewhere around 65 inches of precipitation a year, which makes it one of the wettest towns on the Southcentral road system, and it sits pinned between Resurrection Bay and steep mountains that send all of it downhill. Water management is not one item on a Seward inspection — it is the inspection. Add a housing stock split between pre-1964 townsite homes and everything built after the earthquake reshaped the town, and you have a market where construction era and lot position tell you most of what you need to know before you walk in the door.
Rain is relentless here, and buildings show it. Roof coverings and flashings wear out faster than the same materials would in Anchorage, gutters and downspouts that were undersized fail visibly, and any envelope detail that was skipped — kick-out flashing at a roof-wall intersection, a poorly sealed window head, a deck ledger without proper flashing — becomes a rot problem rather than a maintenance item. Attic and crawlspace ventilation matters more here too, because moisture that gets in has fewer dry days to leave. 1900s–1963
Original townsite homes
Seward was a railroad terminus town, and the surviving pre-earthquake housing in the old townsite grid is the oldest stock on this side of the peninsula. Expect knob-and-tube or early branch wiring remnants, galvanized or partially replaced supply plumbing, and decades of staged remodeling.
1964–1970s
Post-earthquake rebuild
The 1964 earthquake, the waterfront failure, and the fire that followed reshaped the town. Homes from the rebuild period are now sixty years old, frequently with original panels, roofs, and fuel-oil heating systems still in service.
1980s–1990s
Hillside and outlying subdivisions
Growth moved uphill and out of the flats into Forest Acres, Questa Woods, Bear Lake, and Lowell Point. Better framing and insulation, but these are the lots where hillside drainage, retaining, and foundation water management matter most.
2000s–present
Modern construction
Tighter envelopes, modern mechanicals, and better roof detailing built for the rainfall. Inspection attention shifts to ventilation adequacy in a tight building, flashing workmanship, and whether the drainage design actually matches the lot.

Seward is a manageable day trip from Anchorage, which makes it one of the easier travel-dependent areas to schedule — but the Seward Highway is the only road in, and it closes for avalanche control and weather through the winter months. That is worth knowing when a closing date is fixed: a January inspection can be delayed by a road closure that has nothing to do with availability. Summer is the busier season on the peninsula, so one to two weeks of lead time is realistic. Inspections here include a travel allowance quoted in writing before scheduling.
