Start with how these homes were actually built. A lot of Chugiak and Peters Creek housing began as a modest homestead-era house or cabin and grew over decades — an addition here, a converted garage there, a second story added by a different set of hands than the first. The result is a single structure carrying several eras of workmanship and code, and the seams are where problems collect. We evaluate what is in front of us against ASHI Standards of Practice: whether framing spans and headers are adequate, whether an addition's foundation matches the load it carries, whether wiring is properly sized and connected, and whether the whole assembly was ever built for year-round occupancy at this latitude.

    Homestead era
